- Definitions & Interpretation
Company / We / Us / Our means Causeway Cleaning Ltd t/a Mould Removal Services, including our employees, contractors, agents and approved subcontractors.
Client / You / Your means the person, business, landlord, managing agent, tenant, property owner, insurer, contractor or organisation engaging our services.
Services means mould inspection, mould assessment, mould remediation, mould removal, anti-microbial treatment, contamination control, reporting, documentation, clearance checks, related cleaning, and any other service agreed in writing.
Premises / Property means the building, dwelling, commercial unit, room, structure, vehicle or location where services are carried out.
Quotation / Proposal means the written scope, estimate or price provided by us for the agreed services.
Report / Documentation means any written findings, photographic evidence, treatment record, recommendations, completion notes or clearance documentation provided by us.
- Formation of Contract
A legally binding agreement is formed when any of the following occur:
You accept our quotation or proposal.
You instruct us verbally, by email, by message, through our website, or by purchase order to proceed.
You allow our team or subcontractors to attend the premises to carry out the agreed services.
Quotations are valid for 30 days unless otherwise stated. After this period, prices and availability may be revised.
Any mould remediation quotation, survey note, scope of works, risk assessment, method statement, or project-specific terms issued by us will form part of this agreement.
- Scope of Work
The services we provide will be limited to the scope described in our quotation or written agreement.
Unless specifically included in writing, our services do not include:
Structural repairs.
Plumbing repairs.
Roofing repairs.
Heating or ventilation installation.
Electrical works.
Joinery, plastering or redecoration.
Leak detection beyond visual or agreed assessment.
Removal of asbestos or other controlled hazardous materials.
Independent laboratory testing.
Post-remediation air testing by a third party.
Any additional works requested or required outside the agreed scope may be charged separately and are subject to availability.
We reserve the right to amend, suspend or refuse work where conditions on site differ from the information supplied to us, where the premises are unsafe, or where the agreed scope is no longer suitable.
- Client Responsibilities
You are responsible for ensuring that:
Safe and reasonable access is provided to the premises.
The work area is cleared of personal items, valuables, fragile items, furniture and obstructions unless otherwise agreed.
Electricity, water, ventilation and lighting are available where required.
Parking, permits or access arrangements are organised in advance. Any parking charges, tolls or access fees may be passed on to you.
Occupants, tenants, staff, visitors and pets are kept away from work areas during the service and any required drying, ventilation or exclusion period.
We are notified in advance of any known hazards, including asbestos, lead paint, electrical faults, leaks, infestations, sewage contamination, structural defects, damp issues, vulnerable occupants, security alarms or restricted access.
You provide accurate information about the property, the history of the mould issue, previous treatments, leaks, ventilation issues and any relevant health or safety concerns.
Failure to provide accurate information or safe access may result in delay, cancellation, additional charges or limitation of results.
- Access, Preparation & Occupant Safety
Mould remediation may require rooms or areas to be isolated, ventilated, dried, protected, sealed, treated or restricted from use.
You agree to follow any access instructions, safety instructions and aftercare guidance provided by us.
Where we advise that occupants, children, pets, staff or vulnerable persons should avoid the work area, it is your responsibility to ensure this happens.
We are not responsible for delays, reduced results, contamination spread or recontamination caused by failure to follow preparation, access or safety instructions.
- Mould Assessment, Diagnosis & Limitations
Mould is often a symptom of an underlying moisture, ventilation, heating, condensation, leak, building defect or occupancy issue.
Our assessment and remediation services are based on the visible evidence available, the information provided by the client, site conditions at the time of attendance, and any agreed inspection method.
Unless expressly agreed in writing, our service is not a full structural survey, building survey, damp survey, air quality assessment, mechanical ventilation design, insurance report or expert witness report.
We may identify likely causes or contributing factors, but responsibility for repairing the underlying cause remains with the property owner, landlord, managing agent or relevant contractor.
If the underlying cause is not corrected, mould may return.
- Results, Guarantees & Recontamination
We will carry out our services with reasonable care, skill and professional diligence.
However, you accept that:
Complete or permanent mould removal cannot be guaranteed where moisture, condensation, water ingress, poor ventilation, thermal bridging, defective insulation, heating imbalance, lifestyle factors or building defects remain unresolved.
Staining, shadowing, material discolouration or cosmetic damage may remain after mould treatment.
Some porous materials may require removal or replacement rather than treatment.
Hidden mould may exist behind plasterboard, insulation, flooring, fitted furniture, wall coverings, ceilings or other inaccessible areas.
Mould may return if environmental conditions remain suitable for growth.
Any warranty, guarantee or re-clean offer must be confirmed in writing and will be subject to compliance with our recommendations and aftercare instructions.
- Specialist Mould Remediation
Mould remediation may involve one or more of the following:
Containment of affected areas.
Controlled cleaning.
HEPA vacuuming.
Anti-microbial treatment.
Removal of contaminated materials.
Drying or ventilation recommendations.
Surface treatment.
Odour reduction.
Photographic documentation.
Clearance checks.
Written recommendations.
The exact process will depend on the agreed scope and site conditions.
We reserve the right to stop work if unexpected hazards are discovered, including suspected asbestos, sewage contamination, unsafe electrics, structural instability, hazardous waste, pest infestation, illegal substances or other serious risks.
Where such hazards are identified, further specialist contractors may be required at the client’s cost.
- Reports, Documentation & Recommendations
Any report, findings, completion note, treatment record or recommendation issued by us is based on the condition of the property at the time of inspection or service.
Reports are intended for the client’s use only unless otherwise agreed.
Our reports must not be altered, selectively quoted, misrepresented or relied upon by third parties without our written consent.
Any recommendations made by us should be acted upon promptly. Failure to follow recommendations may lead to recurring mould, reduced effectiveness or voiding of any warranty.
- Client-Supplied Information
We rely on information provided by you, your representatives, tenants, landlords, managing agents, contractors or occupants.
We are not liable for loss, delay, recontamination, incomplete remediation or additional costs caused by inaccurate, incomplete or withheld information.
This includes failure to disclose leaks, previous mould treatments, hidden damage, hazardous materials, building defects, previous insurance works or ongoing moisture problems.
- High-Risk Materials & Surfaces
You accept that mould remediation, cleaning and treatment may reveal or affect pre-existing issues, including:
Paint failure.
Blown plaster.
Damaged plasterboard.
Loose wallpaper.
Swollen timber or MDF.
Weak sealants.
Damaged grout.
Staining beneath mould growth.
Fabric discolouration.
Surface etching.
Water damage.
Previous poor repairs.
Treatment of delicate, porous, aged, painted, coated or already damaged surfaces carries a higher risk of visible change.
We are not responsible for pre-existing defects, weak materials or underlying damage that becomes visible during or after treatment.
- Odour Reduction
Where odour treatment is included, results depend on the source of the odour, affected materials, ventilation, porosity and whether the source has been fully removed.
We do not guarantee complete odour elimination unless expressly stated in writing.
Further treatment, material removal or building repairs may be required.
- Drying, Ventilation & Environmental Conditions
Successful mould remediation often depends on moisture control.
You may be required to ventilate, heat, dry, dehumidify, repair or maintain the premises after our service.
Where drying equipment, ventilation or follow-up action is recommended, failure to comply may result in poor results or mould returning.
We are not liable for recontamination caused by unresolved moisture sources, condensation, leaks, poor ventilation, overcrowding, inadequate heating, drying clothes indoors, blocked vents, defective extractors or building defects.
- Aftercare & Maintenance
You agree to follow any written or verbal aftercare instructions provided by us.
This may include:
Keeping treated areas dry.
Maintaining ventilation.
Avoiding disturbance of treated surfaces for a specified period.
Avoiding repainting or covering surfaces until advised.
Monitoring humidity.
Repairing leaks or building defects.
Using heating and extraction correctly.
Reporting concerns promptly.
Failure to follow aftercare instructions may invalidate any warranty, re-clean offer or service guarantee.
- Price & Payment
Prices are as stated in the quotation unless varied by agreement or due to site conditions.
Payment terms will be stated on the quotation or invoice.
Unless otherwise agreed, payment is due on completion of the service or upon receipt of invoice.
We accept payment by bank transfer or any other method agreed by us.
Late payments may result in:
Administration charges.
Interest in accordance with applicable late payment legislation.
Recovery of debt collection or legal costs.
Suspension of further work, reports, certification or follow-up visits until payment is received.
- Deposits
We may request a deposit to secure a booking, order materials, allocate specialist equipment or reserve labour.
Deposits are non-refundable where cancellation occurs within the stated cancellation period, where materials have been ordered, or where time has been reserved and cannot reasonably be reallocated.
- Cancellations, Postponements & No Access
If you cancel or postpone a booking with less than 48 hours’ notice, a cancellation fee or loss of deposit may apply.
If you cancel with less than 24 hours’ notice, we reserve the right to charge up to the full quoted amount.
If we attend and cannot gain access, or the premises are not ready for work, a call-out fee or cancellation charge may apply.
We may cancel, postpone or suspend work due to:
Unsafe site conditions.
Lack of access.
Lack of electricity, water or ventilation.
Discovery of hazardous materials.
Severe weather.
Staff illness.
Vehicle or equipment issues.
Client failure to meet agreed preparation requirements.
- Consumer Cancellation Rights
Where the Consumer Contracts Regulations 2013 apply, consumers may have the right to cancel within 14 days of entering into the contract.
If you ask us to begin work within the 14-day cancellation period, you acknowledge that your cancellation rights may be affected.
If the service has been fully performed with your agreement within the cancellation period, you may lose the right to cancel.
If work has started but not been completed, you may be required to pay for the work carried out up to the point of cancellation.
- Insurance & Liability
We maintain appropriate public liability and employer’s liability insurance.
Our liability is limited to direct loss caused by our proven negligence and, unless otherwise required by law, is limited to the value of the service provided.
We are not liable for:
Pre-existing damage.
Hidden defects.
Consequential loss.
Loss of rent.
Loss of business.
Loss of profit.
Loss of use.
Hotel or relocation costs.
Tenant disputes.
Insurance claim outcomes.
Failure by third parties.
Recontamination caused by unresolved conditions.
We do not provide “new for old” replacement. Any compensation will take account of age, condition, wear and tear, and depreciation.
Nothing in these terms excludes liability where it cannot legally be excluded.
- Damage Claims & Service Issues
Any alleged damage must be reported in writing within 48 hours of the service.
Any complaint about service quality must be reported in writing within 72 hours of completion.
You must provide photographs, access for inspection, and a clear description of the issue.
Where a complaint is accepted, we must be given the opportunity to inspect, re-clean, retreat or rectify before any third-party costs are incurred.
We are not liable for third-party remedial costs unless agreed by us in writing in advance.
- Complaints & Dispute Resolution
Complaints should be submitted in writing with supporting evidence.
We will aim to acknowledge complaints within 2 business days and investigate within a reasonable timeframe.
Where appropriate, we may arrange a follow-up visit, request photographs, review documentation or propose remedial action.
If a dispute cannot be resolved directly, it may be referred to an appropriate dispute resolution body or the courts of Northern Ireland.
- Subcontractors
We may use approved subcontractors or specialist contractors where required.
Subcontractors will work under our instruction where they form part of our agreed service.
Where we recommend a third-party contractor for works outside our scope, any contract with that contractor will be between you and the contractor unless otherwise agreed in writing.
- Photographs, Evidence & Marketing
We may take photographs and videos for assessment, evidence, documentation, training, quality control, reporting, insurance or legal purposes.
We may use anonymised before-and-after images for marketing, case studies or website content unless you request otherwise in writing.
We will not knowingly publish identifying personal information, addresses or private details without consent.
- Privacy & Data Protection
We process personal data in accordance with UK GDPR and the Data Protection Act 2018.
Personal data is used for enquiries, quotations, bookings, service delivery, invoicing, communication, reporting, legal compliance and customer support.
We do not sell personal data.

- Intellectual Property
All reports, photographs, methods, documents, templates, recommendations, website content, branding and processes produced by us remain the intellectual property of Causeway Cleaning Ltd t/a Mould Removal Services, unless otherwise agreed in writing.
You may use reports and documentation for the purpose for which they were supplied, but they must not be copied, altered, sold, published or redistributed without our consent.
- Confidentiality
We will treat client information, property details and sensitive circumstances with professional confidentiality.
You agree not to publish, misuse or misrepresent our reports, communications, pricing, methods or internal documents.
- Force Majeure
We are not liable for delay or failure to perform services due to events outside our reasonable control, including severe weather, flooding, strikes, pandemics, transport disruption, equipment failure, supply issues, illness, accidents, utility failures, access restrictions or client delays.
- Governing Law & Jurisdiction
These Terms & Conditions are governed by the laws of Northern Ireland.
Any disputes shall be subject to the courts of Northern Ireland, unless otherwise required by applicable consumer law.
